Moose River Estates Subdivision

Sterling

1974

The Moose River Estates subdivision project was an 80 acre riverfront land development of large residential lots on the shores of the Kenai River in Sterling, Alaska.

Located 10 miles northeast of Soldotna on the Kenai Peninsula, Sterling is a small community geared toward anglers and canoers preparing to venture into the surrounding wilderness of the Kenai National Wildlife Refuge. Then 80 acre site had a lot of river frontage and easy access, which presented what was becoming an increasingly rare development opportunity at the time. The ground was low relative to the river which presented the possibility of flooding in the future.  Developers were trucking in a lot of gravel fill  to be safely above any potential flooding. In our case we were able to find new gravel source nearby which saved a lot of time and money.

We developed riverfront subdivision into one and two acre lots, most with river frontage.  These lots were sold very quickly to clients interested in river front cabins and campsites for fishing and hunting.
